Director, Development

We are seeking an enthusiastic, highly motivated, and team-oriented Director, Development to lead the development and redevelopment of large, mixed-use, multi-phase projects throughout the United States, with an initial emphasis in Austin, TX. The ideal candidate will have a strong background in real estate development, financial analysis, and construction with excellent problem-solving skills and a passion for continuous improvement.

Key Responsibilities

Project identification and evaluation:

  • Identify, evaluate, and negotiate unique development opportunities across property sectors that create outsized returns.
  • Lead market analysis, financial modeling, preparation of development plans, entitlement process, site due diligence, construction budgeting, and negotiation of construction loans.
  • Collaborate with city officials, land use attorneys, and civil engineers to navigate zoning, entitlement, and permitting processes.
  • Cultivate and grow design, engineering, contractor, and leasing/operator relationships across product types and development phases.

Project coordination:

  • Lead architects, engineers, and general contractors throughout the design, budgeting, and construction phases, ensuring alignment with project goals.
  • Establish firm development timelines and project budgets. Closely monitor performance throughout the project life cycle, carefully balancing creativity, adaptability, and accountability with the key development participants. Close attention to detail required.
  • Lead vendor/contractor/broker/operator selection, including bidding process, contract negotiations, and ongoing monitoring/execution.
  • Lead OAC meetings, construction draw/budget monitoring process, ongoing loan compliance, and lease negotiations.

Financial Analysis:

  • Lead financial feasibility, scenario analysis, and resulting investment recommendations that minimize risk and produce relative outperformance.
  • Lead financial statement analysis, project timeline, and budget to actual reviews to ensure financial compliance and project viability.

Team Leadership:

  • Inspire a collaborative development team environment that challenges status quo and delivers excellent design, functionality, and return outcomes across multiple duration targets.

Qualifications

  • Bachelor’s or Master’s degree; emphasis in Business, Real Estate, Engineering, Construction Management, Architecture, or a related field a plus.
  • Minimum of 6 years of experience in real estate development or construction management.
  • Relevant certifications (e.g., LEED, PMP) are preferred.
  • Strong knowledge of zoning, entitlements, and permitting processes in Austin, Texas is a plus.
  • Excellent communication and interpersonal skills, with a demonstrated ability to collaborate effectively with diverse stakeholders.
  • Proficient in project management software and tools (Procore or similar); familiarity with data analysis tools (Power BI or similar) is a plus.
