Analyst / Senior Analyst, Real Estate

Position Overview:

Pennybacker is seeking a highly motivated, intellectually curious, and collaborative individual to join our Real Estate team as an Analyst or Senior Analyst in our Denver, CO office. The candidate will support the Investments and Portfolio Optimization teams through the full lifecycle of our investment process, from evaluating and closing new investment opportunities to executing on, and adapting, business plans on portfolio investments. This individual will collaborate with various team members across different departments and groups.

The ideal candidate will understand real estate investments, possess strong analytical skills, and have a passion for identifying and solving complex challenges, with a strong drive for continuous improvement and innovation. This role offers the opportunity to work closely with senior investment leaders and contribute to the growth and success of our Real Estate investment strategies. Responsibilities are broad and directly impact key operations of the business.

Key Responsibilities

  • Financial Underwriting & Analysis: Prepare detailed financial underwriting models for potential real estate acquisition and development investments (use of Excel and Argus)
  • Due Diligence & Research: Support investment team by performing industry, market, and asset-level research and due diligence to assess investment opportunities and recommendations. Perform ad hoc research for the team’s marketing reports and other materials.  
  • Investment Recommendations: Translate comprehensive investment analysis into clear, concise narratives (investment memos, offering summaries, email summaries) for senior internal stakeholders, and effectively respond to any follow-up questions or requests for clarification.
  • Ongoing Investment Performance: Support the Portfolio Optimization teams in managing existing portfolio investments by providing operational and financial analysis utilizing existing infrastructure (Pennybacker αTM), managing ongoing budget review and approval processes, and evaluating critical business plan decisions (leasing, capex, refinancing, sale, etc.)
  • Ad Hoc Support: Complete ad hoc projects as assigned, including investment theme research and the preparation of whitepapers
  • Travel: Willingness and ability to travel as needed by position (estimated ~10-15%)

Qualifications

  • Experience: 1-3 years applicable work experience preferred (i.e., real estate valuation, investment underwriting, etc.)
  • Technical: Proficiency in Excel modeling; proficiency in Argus Enterprise a plus
  • Research: Relevant experience using real estate research tools preferred (i.e., CoStar, RCA, Greenstreet, etc.)
  • Presentation: Advanced PowerPoint and Word skills preferred
